Supertech’s
twin towers in Noida, which are taller than Delhi’s Qutub Minar, are going to be the
highest structure ever to get demolished in India.

The building, by the order
of the Supreme Court, will get demolished on August 28. The twin towers – Apex
(32-storey) and Ceyane (29-storey), comprise of 915 flats. They will be charged with
3700 kgs of explosives brought from Palwal, Haryana. They are located at Sector 93A in Noida. One of the buildings has an
altitude of 103 metres, while another is around 97-metre tall. Nearly 20 crore
is to spend on the company’s expense to raze the building

Why are the twin towers being destroyed?

The
two towers are located at the‘Supertech Emerald Court’ housing society in Noida, which was sanctioned in 2004. The Noida Authority allotted a plot of
land measuring 48,263 sq metres, which was a part of Plot No 4 situated in
Sector 93A. In 2005, the Noida court sanctioned the permission for construction
of Emerald Court consisting of 14 towers, each with ground and nine floors. In
June 2006, the total leased area allotted to the company increased to 54,819.51
sq metres. Under the rules, the floor area ratio was also increased from 1.5 to
2 for the new allottees after 2006.

In December 2006, Noida sanctioned the
first revised plan under NBR 2007 which proposed two additional buildings to be
added to the prior map. The Noida authority reviewed the revised plan in 2012
which mentions the height of the twin towers to be fixed at 40 floors.

In
August 2021, the apex court ordered the demolition of the towers on the ground
that it violates the minimum distance requirement. According to the court the
construction was done without taking prior consent of the individual flat
owners required under the UP Apartment Act. The court said that Supertech and
the Noida authority engaged in a ‘nefarious complicity’.

Will
the flat buyers be refunded?

The
apex court has assured the buyers that they will get full refund through the
money that will be deposited by the builder at court in the form of
compensation. The Supreme court also asked the Interim Resolution Professional
(IRP) of the firm, facing insolvency proceedings, to deposit Rs one crore with
the apex court registry as per a PTI report.
